Mass timber has experienced incredible growth in US construction over the past five years, particularly in the multi-family sector. The aesthetic appeal, low embodied carbon, speed of installation, and prefabricated and precise nature make it ideally suited for a variety of housing assets, from affordable to market rate and luxury.   

Every mass timber multi-family project faces common challenges related to the design of floor assemblies for fire-resistance and acoustics: to meet code minimums and exceed them in some cases. This video provides firsthand insights from the design of two mass timber multi-family projects in Des Moines, Iowa, focusing on the team’s approach to fire-resistance and acoustics of the mass timber floor systems.
