Type III Construction of Exterior Walls: Detailing Practices & Code Options

The trend toward larger mid-rise light-frame wood buildings has more designers seeking information on fire resistant detailing. This presentation will introduce Type III construction, then focus on common detailing issues and areas of misunderstanding related to exterior walls and their intersection with rated floor assemblies. Grey areas in the code have led to a variety of detailing practices. However, the upcoming 2024 International Building Code (IBC) clarifies Type III exterior wall intersection detailing allowances and explicitly allows for platform framed construction. These changes in the upcoming code will be reviewed, along with allowable details to meet these specifications. The presentation will also cover potential ramifications of platform framing, such as design considerations for wood shrinkage.
