340+ Dixwell is an affordable, new construction, mixed-income housing community located in the Dixwell neighborhood of New Haven, CT. This project combines state of the art, high quality affordable housing with innovative, environmentally safe construction and health-conscious design in a heavily gentrified area to provide 55 units for low- and moderate income families out of 69 total units. Without the affordable housing that 340+ Dixwell offers, families may be forced to move away or risk homelessness due to rising cost of rent.
The project reserves 14 units as supportive housing and services for chronically homeless individuals and families at risk of homelessness with Project Based Housing Choice Vouchers. Of the 55 affordable units, 14 units are restricted to families earning 25 percent of the Area Median Income (AMI), 26 units between 30 percent and 50 percent AMI, and 9 units at 60 percent AMI. There are also 14 market rate units (120 percent AMI) as well. 340+ Dixwell has 26 one-bedroom, 33 two-bedroom, and 10 three-bedroom units.
The project will be in two separate buildings, each with its own commercial space underwritten to be affordable to local businesses in the community.
Beulah Land Development Co. (BLDC) has been working on the development of this site for more than a decade prior to partnering with HELP Development Corp. (HDC) and Spiritos Properties. Not only was it BLDC’s vision to transform this a brownfield and triangle lot into a safe, stable, and affordable place to live for low to moderate income families, but to provide a quality, environmentally sustainable building using mass timber.
