Is Wood-Frame Modular the Future of Multi-Family Construction?

Modular construction is touted as an opportunity to combat rising interest rates and construction prices through greater efficiency, address skilled labor shortages, and reduce jobsite waste. However, some architects and engineers are hesitant to embrace the modular approach because they don’t want their designs to be compromised, and they don’t think it has the flexibility or functionality to execute certain project typologies. Presented by modular design experts from the west coast, this workshop will take a close look at modular wood-frame multi-family projects in particular. First, a Seattle-based architect will examine unique design considerations, detailing and sourcing techniques, and review the advantages and challenges of the design/delivery process. A California-based building enclosure consultant will then offer insights on the building enclosure functions of heat, air, and moisture control in wood-frame buildings, and apply these concepts to the realities of modular construction. Lastly, a structural engineer will focus on unique structural design considerations and constraints associated with modular projects, including load transfer, interfacing with manufacturers, construction sequence coordination, and third-party structural inspections.

Speakers:

Matthew Laase, AIA, NCARB, Jackson|Main Architecture

With over 20 years of experience in commercial office, retail and multi-family design, Matt’s specialties include architectural design solutions, project management, real estate design management, interdisciplinary consultant coordination and business development.  He has led project teams in the U.S. and internationally, and brings a leadership style of collaboration and solution management as primary objectives when directing projects.  With the team dynamic in mind, his work in volumetric modular housing often pushes the boundaries of traditional delivery, as exemplified with the recently completed Cubix North Park project and Cubix Othello, currently under construction. Matt is the current Chair of the Washington State University School of Architecture Advisory Board.

Aaron Miller, PE, DCI Engineers

Aaron Miller is a Senior Project Manager with DCI Engineers and has more than a decade of experience designing and managing multistory wood modular projects, including a brief period as an Authority Having Jurisdiction overseeing portable modular offices at a DOE site. His experience with multistory wood modular design has provided cost effective and innovative structural solutions for a growing industry since 2008. Additionally, Aaron has provided quality engineering design for a variety of materials in residential, mixed-use, light industrial, and commercial projects during this time. Aaron believes modular construction is an excellent solution to help address the housing issues facing many cities and jurisdictions today.

Tammy Harrell, MS, PE, LEED AP, RDH Building Science

Tammy is a project engineer who is highly experienced with analysis and testing such as material analysis by electron and optical microscopy, material properties testing, ground penetrating radar inspections, water testing, material adhesion testing, and air infiltration testing. Her typical duties include project management, design, and construction administration for both existing and new construction projects. Additionally, she performs investigations on existing building enclosures, below-grade waterproofing, roofing, coatings and slab-on-grade flooring.

Joseph P. Piñon, MS, PE, RDH Building Science

Joseph Piñon has an advanced degree in building science and has accumulated extensive experience on how buildings and facades perform, both from his practical research and testing on how walls get wet and dry, and from his design and investigation experience. Joseph works with architects, contractors, and owners to help achieve durable, water tight, and energy efficient building enclosures. Joseph is an engaging and skilled speaker, having presented many of his published works and best practices at conferences all over the country and at client training sessions.
