Thinking Inside the Box: Modular Construction Demystified

Modular construction is touted as an opportunity to combat rising interest rates and construction prices through greater efficiency, address skilled labor shortages, and reduce jobsite waste. However, some architects and engineers are hesitant to embrace the modular approach because they don’t want their designs to be compromised, and they don’t think it has the flexibility or functionality to execute certain project typologies. Presented by experts from both coasts, this workshop will take a close look at modular wood-frame multi-family projects in particular. First, a Seattle-based architect will examine unique design considerations, detailing and sourcing techniques, including a review of the advantages and challenges of the design/delivery process. Discussion will then focus on the largest modular project in Boston to date, The Graphic, which features a wood-frame building over a concrete podium. The project architect and contractor will offer their insights on the design and construction process, pros and cons of off-site fabrication, quality, timeliness, and sustainability.



Matthew Laase, AIA, NCARB, Jackson|Main Architecture
With over 20 years of experience in commercial office, retail and multi-family design, Matt’s specialties focus on architectural design solutions, project management, real estate design management, interdisciplinary consultant coordination and business development.  Having lead project teams both in the US and internationally, he brings a leadership style of collaboration and solution management as primary objectives when directing projects.  With the team dynamic in mind, his work in volumetric modular housing often pushes the boundaries of traditional delivery, such as the recently completed Cubix North Park project and Cubix Othello, currently under construction. Matt is the current Chair of the Washington State University School of Architecture Advisory Board.

Kendra Halliwell, AIA, LEED AP, ICON Architecture, Inc.
Skilled as an architectural designer, artist and illustrator, Kendra brings strong delineation and visualization skills to each project. She manages a wide variety of multi-family projects through city zoning and community engagement, working to achieve consensus along the way. She has designed key elements of major redevelopment projects such as Orient Heights and Washington Beech, mixed-income artist’s live-work spaces at Artblock in Boston’s South End, and a market-rate Maxwell’s Green in Somerville. Kendra is currently Project Manager for The Graphic, the largest modular construction project in Boston to date. She received a BA from Hendrix College and a Bachelor of Architecture from the University of Arkansas.

Owen Huisenga, Tocci Building Corporation
Owen is Tocci’s Virtual Design and Construction (VDC) Manager, coordinating between architects, planning and cost engineering, and operations. In this role he manages the digital coordination process across multiple phases of design and construction, and identifies and implements innovative, project-specific VDC deliverables and methods. With backgrounds in both architecture and construction, Owen brings a unique approach to design and construction. He is able to communicate clearly between owner, architect, and contractor team members, ensuring that all stakeholders are informed and aligned specifically through BIM/VDC
