Design Considerations for Multi-Story Podium Projects
Updates to the International Building Code have created opportunities for designers and developers to add value to their mixed-use and multi-family projects by increasing potential scale and density. This presentation will introduce new code language that allows more than one story of above-ground podium with up to five stories of wood-frame construction above. Using built project examples, the discussion will include impacts on design, building layout, methods for dealing with height challenges and open space utilization.

President of the award-winning, Los Angeles-based firm, Togawa Smith Martin, Jim has over 30 years of experience as an architect, planner, designer, project manager, project director, and director of architecture for a variety of project types. He has made multi-family residential the focus of his career, and has completed more than 8,000 housing units encompassing new and renovated affordable housing, market-rate residential housing, hotels, mixed-use centers, assisted living facilities, and community centers. Jim is knowledgeable about all aspects of project development, from conceptual design through construction administration.
