Progressive Multi-Family Design: New Opportunities for Light-Frame Mid-rise Structures

Updates to the California Building Code along with the availability of innovative new products have created opportunities for designers to add value to their mixed-use and multi-family projects by increasing scale and improving aesthetics. This workshop will introduce a new code allowance for additional stories in podium structures and review specific ways it can impact building designs. Referencing built projects and common design techniques, discussion will cover fire-rated detailing provisions, including those relevant to the detailing of wood shaft walls, and options for cost-effectively integrating mass timber into projects that are otherwise light wood-frame. Code provisions related to safety during construction will also be reviewed to demonstrate how to minimize the risk of fire on large wood projects.

Tim Smith, Togawa Smith Martin Inc.
Mr. Smith is one of the founding principals of Togawa Smith Martin. He brings expertise in coordinating the many consulting disciplines required on large multi-unit housing projects. With more than 40 years of experience in wood frame construction, he has overviewed the construction of more that 25,000 residential units and 3,000 beds of student housing. He offers clients an unparalleled background in the understanding of mid-rise and high-rise market rate housing, as well as being an expert in Type III Construction.
Examining Mid-rise Fire Resistance Rated Design: Important Provisions and Detailing Options
Lisa Podesto, PE, MS, WoodWorks
Lisa Podesto is a California licensed professional engineer and Senior Technical Director of Architectural and Engineering Solutions. Prior to joining the WoodWorks initiative, Lisa was a Project Manager and Design Engineer specializing in wood design. She earned her BS in General Engineering from California Polytechnic State University at San Luis Obispo and her MS in Civil Engineering (emphasis in structural engineering) from San Francisco State University. She is the past State Chair of the Structural Engineers’ Association of California Sustainable Design Committee, and member of the American Society of Civil Engineers Structural Engineering Institute and the International Code Council.
Integrating Mass Timber Elements into Traditional Multi-Family: Exploring Cost, Code and the User Experience
Ted Panton, AIA, NCARB, Principal Design Director GGLO Seattle/Los Angeles
As Principal and Design Director for the multidisciplinary Seattle-based firm GGLO, Ted has extensive experience in community-based design efforts, with an emphasis on resolving complex feasibility and entitlement considerations. His work as an Architect in this setting has made him a strong advocate of design solutions centered on livability and urbanism, and he has been involved in the planning and design of mixed-use urban infill projects throughout the Western US. He has served as Chair of the Northwest Design Review Board in Seattle, and is currently on the Board of Design In Public. Inspired by design as a positive influence on health and well-being, Ted has also collaborated with numerous groups, including the New York-based Center for Active Design, which features his work as case studies.

Janelle Leafblad, PE, WoodWorks
A California licensed professional engineer, Janelle has been an active building technology consultant since 2002, primarily in the area of wood technology, investigation and design of building envelope components, and construction for both historic and contemporary structures. She earned her BS in Architectural Engineering from the Milwaukee School of Engineering and her MS in Wood Science and Technology from the University of California at Berkeley. Janelle is a regional board member of the Forest Products Society and a member of the Society of Wood Science and Technology and Association for Preservation Technology.
Mike D. Romanowski, SE, WoodWorks
Mike received his Bachelor of Science in Architectural Engineering from California Polytechnic State University at San Luis Obispo in 1979 and has 37 years of structural engineering design, plan check/peer review and investigative experience. He has been involved in the production of engineering calculations and construction documents, construction administration, field investigations and report writing for educational, commercial, industrial, medical, institutional, residential and military projects utilizing all types of building materials. Mike is a licensed Structural Engineer in the State of California and a Registered Disaster Service Worker for the California Governor’s Office of Emergency Services.
