Seattle Mass Timber Tower: Envisioning 12 Stories of Wood

Mass timber development has reached an inflection point in the United States. Until now, developers and designers of mass timber buildings have been comprised of groups referred to as early adopters. Now with the recently-approved IBC 2021 tall wood code changes as a basis of design, the momentum behind mass timber is transitioning from the curious and conversational to the cost-competitive and allowable. Building on that momentum, a team of industry leaders developed a design, engineering and cost feasibility study to serve as an example for the design of a 12-story mixed-use mass timber tower in Seattle. This presentation will explore that project, which utilized Type IV-B Construction and required 2-hour fire-resistant ratings for primary frame, bearing walls and floors. Standing 214 feet tall, the mixed-use program for this project includes street-level retail, five floors of commercial offices, and a 192-key hotel on the top six floors.

Matthias Olt, RIBA, LEED AP, DLR Group
Matthias is a Seattle-based designer and architect from Frankfurt, Germany with a wealth of experience as deep as it is wide. He has practiced all over the world, in every market sector, and in a multitude of roles including design, project leadership and management, business development, and research. He has a strong understanding of sustainability and how to integrate it into a project, having completed everything from prototypical mass conceptions to applied, custom solutions. Prior to DLR Group, Matthias was the director of sustainable design at several firms, overseeing high-rise buildings with complex programs. He has been the design lead for multiple mixed-use high-rise developments and studies that implement innovative design solutions for such challenges as using mass timber technology, and bringing natural ventilation into a mixed-use tower.

Amarpreet Sethi, BEMP, HBDP, DLR Group
Amarpreet is a Principal and leads the building Performance Design Team at DLR Group. She strives to deliver creative high-performance building solutions that enhance user experience and reduce energy consumption and has been in this profession for the last 18 years. Amarpreet is a Certified Energy Manager, an ASHRAE certified Building Energy Modeling Professional, High Performance Building Design Professional, as well as a LEED and WELL building accredited professional. She has authored numerous published papers and has been a key team member for projects that have won regional and national awards. She was also recently a speaker at The China Zero Net Carbon Professional Training Program co-hosted by Architecture 2030 in Shanghai, China, and has been a speaker at the AIA 2030 series.

Davin Lewis; PE, P.Eng., Fast + Epp
Davin recently moved to Seattle from Canada to spearhead Fast + Epp’s growing role in the US Pacific Northwest. With varied experience in all major building materials, Davin has contributed to the successful structural design of over a dozen mass timber buildings, including schools, fire halls, transit stations, and the 18-story Brock Commons student residence. Davin carries his previous residential construction experience to his current engineering work by bringing a practical attitude to even the most adventurous designs, and consistently pursues solutions that integrate multiple disciplines through a collaborative design approach. He graduated from the Civil Engineering program at the University of British Columbia in 2012 with a Bachelor’s in Applied Science. He is a registered Engineer in British Columbia.
